Gas Tune-Up, Clean-Out, and Safety Inspection

1. Overall appearance – look for rust, cracks, missing parts.
2. Remove gas logs or inshaw burners.
3. Remove pilot assembly.
4. Brush and vacuum heat exchanger.
5. Check inside heat exchanger for rust, rot, and cracks.
6. Wire brush gas burners and vacuum.
7. Clean pilot assembly and orifice.
8. Inspect thermo-coupling.  If replacement necessary, inform homeowner with price.
9. Check hot surface ignitor.  If replacement necessary, inform homeowner with price.
10. Re-install gas burners, pilot assembly and/or hot surface ignitor.
11. Clean flame sensor.
12. Check and drain inducer and exchanger vacuum tube.  Replace, if necessary.
13. Remove inducer motor and check impeller.
14. Oil inducer motor and re-install.
15. Remove blower assembly.
16. Vacuum and wipe blower area.
17. Check heat exchanger exterior for rust, rot, and cracks.
18. Check secondary heat exchanger for leaks and rot.
19. Brush and vacuum secondary heat exchanger.
20. Replace air filter – extra charge for Aprilaire or Air Bear.
21. Brush and vacuum blower wheel and blower motor.
22. Oil blower motor.
23. Wipe down blower assembly housing inside and out.
24. Check motor mounts.
25. Check and tighten blower belt.
26. Check and oil bearings.
27. Re-install blower assembly.
28. Wipe down lower compartment door inside and out and re-attach.
29. Fire up system.
30. Check pressure switch operation.
31. Check flame sensor operation.
32. Check gas valve input/output pressure.
33. Check and adjust combustion air shutters.
34. Check high limit operation.
35. Check blower operation.
36. Wipe upper compartment door inside and out and re-attach.
37. Wipe down outside of unit.
38. Check thermostat operation.
39. Clean work area.

Oil Tune-Up, Clean-Out, and Safety Inspection

1. Inspect unit looking for water or oil leaks, unsecured parts and rot.
2. Inspect overall condition of the oil tank.
3. Replace oil filter at tank.
4. Replace fuel unit strainer.
5. Purge pump and oil line ensuring full flow of oil.
6. Remove, clean, and Inspect burner coupling.
7. Remove burner motor and inspect.
8. Clean cad cell eye.
9. Clean and check retention head.
10. Replace nozzle.
11. Clean, file, and adjust electrodes.
12. Clean gun assembly.
13. Clean and reassemble burner.
14. Start heating unit and check transformer operation.
15. Test safety timing of primary control.
16. Check combustion chamber and flame.
17. Purge supply pipe from tank to filter to clear sludge build-up.
18. Manually work firematic shut-off at tank and burner to ensure operation, in case of fire.
19. Remove and clean pump and pump shaft.
20. Remove and clean primary air band.
21. Remove and clean secondary air band.
22. Brush and vacuum burner squirrel cage.
23. Check burner wiring looking for burnt, loose, or frayed wires and possible shorts.
24. Check burner mounting and gasket.
25. Remove smoke pipe from unit to chimney.
26. Brush and vacuum smoke pipe.
27. Brush and vacuum chimney base, clear all obstacles to ensure free flow of flue gases.
28. Open all clean-out panels.  Remove, brush, and vacuum flue collector box.
29. Brush and vacuum all flue passages.
30. Reassemble heating unit.  Attach smoke pipe being sure to use three screws in each smoke pipe connection.  Cement smoke pipe into chimney.
31. Adjust burner efficiency using Bacharach test equipment.
32. Adjust draft control for proper draft.
33. Clean work area.

Additional Points for Hot air Systems

1. Replace air filter.
2. Check blower assembly belt and bearings.
3. Oil motor, if necessary.
4. Brush and vacuum blower wheel.

Additional Points for Steam Boilers

1. Purge and ensure operation of low water cut-out.
2. Test operation of automatic water feeder.
3. Clean water level sight glass.

Air Conditioning Tune-Up, Clean-0ut, and Safety Inspection

1. Disconnect high voltage power to condenser.
2. Remove side covers and top to access condenser coil inside and out.
3. Remove debris around and inside condenser and vacuum, if necessary.
4. Hose off loose dirt on condensing coil.
5. Apply biodegradable coil cleaner to condensing coil and let soak.
6. Thoroughly rinse off coil cleaner.
7. Clear condenser drain holes.
8. Check wire connections for compressor and replace connector, if necessary.
9. Check condition of crank case heater.
10. Oil condenser fan motor.
11. Check and tighten condenser fan motor mounting bracket.
12. Clean condenser fan blade.
13. Check condenser fan blade for cracks in metal.
14. Tighten fan blade set screw.
15. Open and clean debris out of electrical compartment.
16. Visually inspect all wiring for wear or breaks.
17. Repair small wiring problems in electrical compartment, if necessary.(Major electrical problems, such as burnt or corroded wires or components are repaired at extra charge, with homeowners approval.)
18. Check compressor contactor operation and look for burnt points or corroded connectors and replace contractor, if necessary, at extra charge and with homeowners approval.
19. Reassemble condenser.
20. Service indoor blower assembly; clean squirrel cage and housing.
21. Oil indoor blower motor.
22. If accessible, brush and vacuum evaporator coil.
23. Apply self-rinsing evaporator coil cleaner.
24. Replace disposable air filter or clean washable air filters.  (There is an extra charge for Aprilaire or Air Bear air filters.)
25. Check thermostat operation and set to cool home.
26. Turn on air handler, look and listen for unusual vibrations or noise.
27. Check amperage of blower motor and compare to manufacturer’s rating plate.
28. Fire up condenser, look and listen for unusual vibrations or noise.
29. Check compressor amperage and compare to manufacturer’s rating.
30. Check low and high side pressures and analyze system operation.
31. Do superheat or subcool calculations to determine system coolant charge.
32. Add coolant, if necessary, at extra charge, with homeowners approval.
33. Clean work area.
